Abstract
Es fundamental para los inversionistas realizar un estudio de factibilidad financiera para determinar la viabilidad de un proyecto específico. El objetivo de esta investigación es identificar la factibilidad financiera para la creación de una empresa dedicada a la compra y venta de inmuebles en la ciudad de Orlando U.S.A. La metodología empleada en la presente investigación es de tipo descriptivo, el instrumento utilizado para la recolección de la información es la revisión documental dado a que tiene un enfoque de carácter mixto tanto cualitativo como cuantitativo que facilitó el análisis, valoración e identificación de los elementos más significativos a considerar. El análisis de rentabilidad muestra un margen bruto de utilidad de USD 360.000, impulsado en gran medida por la venta realizada. El ROA corresponde al 6.58%, lo que indica la capacidad de la empresa para generar utilidades con sus activos y como referente de rentabilidad con empresas del mismo sector; es decir resulta productiva y eficiente, y el ROE es del 100%, lo que refleja un apalancamiento positivo al obtener una mayor rentabilidad con relación con el patrimonio que utiliza para financiarse o capital invertido lo que indica que los beneficios superan los costos, por lo que se concluye que la evaluación financiera indica que el proyecto deber ser considerado viable.
