Abstract
El proyecto en mención parte de un análisis de la condición patológica de los 10 colegios de calidad de la ciudad de Medellín construidos entre 2004 y 2007. Los daños físicos, mecánicos , químicos y errores constructivos presentes en cada edificio, fueron estudiados con el objetivo de indagar en ellos por qué se vienen presentando afectaciones en su ejecución si en realidad se han construido hace poco tiempo, lo anterior con el fin de evidenciar de la necesidad de un modelo de gerencia en al área de mantenimiento y de esta manera establecer la prioridad necesaria para cumplir con el ciclo de vida de un proyecto o en este caso de una construcción y más cuando es de carácter público. Este proyecto se desarrolla en cinco fases, reconocimiento del problema , prediagnosis, estudio patológico, diagnosis y gestión y gerencia del mantenimiento. Según los resultados obtenidos se estableció que los daños físicos más frecuentes corresponden a los ensuciamientos con 17,39% y los desprendimientos con 16,15%, de un total de 322 alteraciones analizadas. Adicionalmente se determinó que el colegio con mayor número de lesiones patológic a s corresponde al Héctor Abad Gómez y el colegio con menor número de lesiones pertenece a Benedikta Zur Nieden. Como conclusiones a esta investigación se estableció que la presencia de lesiones patológicas es constante y que la causa más probable al deterioro corresponde a la carencia de acciones correctivas y preventivas y por ello se desarrolla de manera clara el modelo de gerencia para el análisis y mantenimiento de alteraciones patológicas de tipo físico y mecánico en las Instituciones Educativas públicas del Municipio de Medellín, el cual lleva de manera puntual a identificar la necesidad constante de implementar estrategias para el mantenimiento de la infraestructura para el servicio de la comunidad y de esta manera minimizar posibles riesgos.
The mentioned project starts from an analysis of the pathological condition of the 10 quality schools in the city of Medellín, built between 2004 and 2007. The physical, mechanical, chemical damage and construction errors present in each building were studied with the objective to investigate in them why they have been affecting their execution if in fact they have been built a short time ago, the above in order to demonstrate the need for a management model in the maintenance area and thus establish priority necessary to comply with the life cycle of a project or in this case of a construction and more when it is of a public nature. This project is developed in five phases, problem recognition, pre-diagnosis, pathological study, diagnosis and management andmaintenance management. According to the results obtained, it was established that the most frequent physical damages correspond to fouling with 17.39% and landslides with 16.15%, out of a total of 322 analyzed alterations. Additionally, it was determinedthat the school with the highest number of pathologica l injuries corresponds to Héctor Abad Gómez and the school with the lowest number of injuries belongs to Benedikta Zur Nieden. As conclusions of this research, it was established that the presence of pathological lesions is constant and that the most probable cause of the deterioration corresponds to the lack of corrective and preventive actions, and therefore the management model for the analysis and maintenance of pathological alterations of a physical and mechanical type in the Public Educational Institutions of the Municipality of Medellín, which leads in a timely manner to identify the constant need to implement strategies for the maintenance of infrastructure for the service of the community and thus minimize possible risks .
