Abstract
La sistematización de la práctica profesional se desarrolló en Agencia Inmobiliaria Colombia Ltda., ubicada en Ibagué, dedicada a la venta, arrendamiento y administración de inmuebles, durante la práctica se identificaron errores al conciliar el banco y realizar la gestión de cartera, retrasos y datos poco precisos afectando la comunicación con los clientes. El objetivo de la sistematización fue optimizar los procesos en el área de conciliación bancaria y cartera, describiendo el estado de cartera y la comunicación con los clientes, diseñando unas plantillas en Excel que facilitaron el proceso de conciliación bancaria y socialización de las plantillas con el área administrativa y gerencia. La sistematización se desarrolló desde un enfoque mixto desde febrero a mayo de 2025 con una intensidad de 112 horas, desde el enfoque cualitativo se aplicó la técnica observación participante la cual permitió la comprensión de la problemática desde el lugar de trabajo y el enfoque cuantitativo se aplicó la técnica de revisión documental como extractos bancarios, comprobantes de pago y reportes de cartera, la población objeto de estudio el equipo del área administrativa y la muestra fue no probabilística por conveniencia. Las plantillas aportaron en un 60 % en la disminución de errores en la conciliación bancaria, mejorando la comunicación con los clientes minimizando en un 80% las quejas, reduciendo el tiempo en gestión de cartera a 2 horas por día. La sistematización genera un aporte practico dentro de la empresa y sirve como guía para mipymes que enfrenten desafíos similares dado sus limitaciones tecnológicas y humanas, la implementación de las plantillas mejoró la precisión en la conciliación bancaria, optimización del tiempo en gestión de cartera .Donde se adquirió conocimientos prácticos en el desarrollo del área administrativa, mejorando habilidades, brindando soluciones a la problemática permitiendo fortalecer el aprendizaje y la observación crítica. Las plantillas permitieron transformar una tarea repetitiva en un proceso más eficiente, claro y aplicable a otras áreas permitiendo una organización lo cual asegura la permanencia en el mercado.

The qualitative approach employed participant observation, which allowed for understanding the problem from the workplace. The quantitative approach utilized document review techniques, including bank statements, payment receipts, and portfolio reports. The target population was the administrative team, and the sample was non-probabilistic and based on convenience sampling. The templates contributed to a 60% reduction in bank reconciliation errors, improved communication with clients, minimized complaints by 80%, and reduced portfolio management time to 2 hours per day. Systematization provides a practical contribution within the company and serves as a guide for SMEs facing similar challenges due to their technological and human limitations. The implementation of templates improved the accuracy of bank reconciliation and optimized time management in portfolio management. Practical knowledge was acquired in the development of the administrative area, improving skills, providing solutions to problems, and strengthening learning and critical observation. The templates transformed a repetitive task into a more efficient, clear, and applicable process for other areas, enabling organization and ensuring market presence.
